
Overview
Lease24 offers four ways to create a lease agreement. Navigate to your Leases section and click Add Lease to get started.
Choosing a Creation Method
You will see four options:
1. Provincial Standard (Recommended)
Use the official provincial lease form with your custom policies. Currently supports the Ontario Standard Lease (Form 2229E) with built-in RTA compliance.
2. Upload Existing
Upload a pre-signed lease document (PDF). Lease24 uses AI to extract tenant details, property info, rent amounts, and key dates automatically. See the dedicated article on AI Lease Extraction for details.
3. AI Generate
Let Maren (the AI assistant) generate a legally compliant lease agreement tailored to your jurisdiction, property, and tenant.
4. Manual Entry
Fill in lease details by hand using a step-by-step form.
Provincial Standard Lease
This is the recommended method for Ontario landlords:
- Select Province - Currently Ontario is supported
- Property and Unit - Choose or create the property and unit
- Tenant Information - Add primary tenant and any co-tenants
- Lease Terms - Set start date, end date, rent amount, due day, and deposit
- Utility Responsibilities - Specify who pays for electricity, heat, and water
- Additional Terms - Add pet policies, smoking rules, parking, and storage fees
- Custom Policies - Append any custom terms or addenda
- Review and Save - Preview the completed form before saving
The form auto-populates required fields from the official provincial template and validates against RTA regulations.
Manual Lease Entry
The manual form collects:
- Unit and Tenant - Select from your existing properties and tenants
- Start Date and End Date
- Rent Amount (CAD) and Due Day (1-31)
- Deposit Amount and Late Fee (optional)
- Lease Template - Choose a saved template if available
- Custom Terms - Free-text field for additional conditions
Lease Limits
Your plan determines how many active leases you can have. A warning appears if you are approaching your limit. Upgrade your plan for more capacity.
Next Steps After Creating
Once saved, the lease appears in your Leases list as a Draft. From there you can:
- Preview the lease document
- Send for E-Signature to collect tenant signatures digitally
- Edit any details before finalizing
- Activate the lease to begin the tenancy
